Re: OFFICIAL - East Village

If our council is worried about affordable housing, these are the types of buildings they should be working to save, not trying to attach affordable housing to new construction along the streetcar line.

Re: Plaza Residential Development

^ Tge market they are going for probably wouldn’t want any of those houses, not that the existing ones couldn’t be fixed up and for a profit. They want big bedrooms, more than 1 bathroom, high ceilings, master suites, etc.

Re: Plaza Residential Development

^ They don’t care about affordable housing or the profit. They want high end houses for doctors they are recruiting or who come to the hospital for a short period of time on residency. They want to also positively increase the massive amount of property they have in the vacinity by showing comps. I’...

I'm not buying that at all. The tower is mid-block so that corner isn't underneath it. They would have to take out Jos A. Bank as well to reach the elevators.

The mid-block lobby will be two stories and not that small square footage-wise, I don't see the issue.
Just a question...we’ll see! :)

Re: Five Light

Car entrance will be on Baltimore, but I’m not convinced that the only people entrance will be mid-block on Main. I really think that they will have that as access to the garage from Main and the glass cube will be the grand entrance for businesspeople in the tower. Why would they give up rentable ...

Re: Streetcar to the riverfront

The line doesn’t run to the casino (yet). The only group that benefits as of now is the Port Of KC who plans on selling/leasing adjacent lots. It just seems like the excess revenue could have been spent on something more useful. It seems it burned a hole in someone’s pocket or they were worried abo...

Re: Streetcar to the riverfront

I don’t really get this extension. I understand the money was there due to extra tax revenue received in the district, but shouldn’t this have been paid for solely by the casino and Riverfront authority? They are the true benefactors.

Re: Five Light

Do we think the glass cube will be the main entrance lobby to the building or midblock? It looks like the Garment District sign is missing from the rendering. Is there a place we could move retail shopping to fill more empty space?

Re: Five Light

I haven't heard any criticism about the height or design. I wouldn't have brought it up, but they are grouping the garage facade as well, and I just found that a little odd. The overhangs of each ‘grouping’ are usually an architectural element for fire suppression. Instead of the fire coming out th...

Separate entrances, lobbies, and elevators solve that problem.
For just a couple floors of apartments on a small floor plate with retail already established along the entire front? I don’t see it.

Re: Five Light

I don’t understand the call for residential. What company wants people bringing their groceries through their lobby or moving their new bed in the elevator? It’s a corporate tower. BTW, it will be fully leased before completed.

This is spot on: “His three key elements to an adaptable garage design are flat floors, comfortable floor-to-ceiling heights, and enough loading capacity (in other words, strength) to support another structural use.” https://www.citylab.com/design/2013/11/its-time-design-parking-garages-car-less-fut...

Re: Strata

I wish/hope they can find a way to convert the parking levels to office/residential levels in the future. Perhaps, instead of sloped whole levels just ramps from one to the next that could be removed at a later time.

Re: Five Light

I don’t think we need to fill the entire block all the way up. The streetfront is built out so the walkability is already there. The height is good. I’d prefer more buildings like this filling underused lots with moderate sized buildings than having packed blocks or even one huge tower. It would be ...

Re: Five Light

Seems designed as a co-working space on top of a large garage....Downtown direly needs a true large floor plate office tower to attract a major employer with hundreds of employees. Office design is changing with this next generation. No one has offices now, it’s all coworking space. Many times it’s...

Re: Five Light

I like the design aesthetic better than both the Light buildings. Green cutaways, floor level jutouts (help with fire suppression), modest height and slight material changes. Hopefully, it all stays when moving from design to construction.

Re: Proposed tower on Plaza

I really hate this development for many reasons: the design is uninspiring, tearing down a building with character, so many other better locations and doesn’t keep with the character of the Plaza. I could name 10 locations that would be better.

Re: OFFICIAL - The Grand (former Traders on Grand)

What utilities are included with DT rentals. I assume that heating is included? water and trash? Also, it seems a lot of people complain about the price but most buildings include ammenities that remove costs you might normally have: pools, gym spaces, entertainment areas, etc. You have to give som...
