I actually think a business owner will rent the penthouse and write the rent off as a business expense. I've noted this before but a lot of the high end rentals coming on the market downtown are being picked up as executive style living for out of town employees and management.

So did the residents on the South End just want nothing at all? The project seemed reasonable and an underground garage would've helped to alleviate parking problems, at least in theory. However, even on weekends I've never had an issue finding on the street parking. IDK, Westside has so much potent...

Agreed on the pigeon poop. Was running through crown center, south on grand, and see they've done a good job cleaning up under the trees. That was really bad for a while, I'm surprised the city doesn't see it as a health issue more than anything and make a better effort to power wash the sidewalks.

I like that they plan on using the space under the bridge. I run that trail a lot and it should be a nice amenity, always lots of dog walkers, and hopefully a sign that developers expect a continued residential build out along the riverfront.

Based on the interview with the developer and broker the streetcar construction was the major impetus for this developer to get into the KC market. My wife walked down yesterday and did a tour of the new hotel. She said it was really modern and the rooms were nice. Views looking North from the top floor were really nice as well according to her.

Having been a downtown resident for 5 years now I actually think this is the right fit for P&L. At the end of the day P&L is popular with people from grain valley, suburbanites coming down for a show after a long drive from Olathe, and other people from out of town who are here for a convent...

FWIW, I work in finance which puts me in front of executive management at a lot of companies around town. Inevitably the conversation of DT development comes up and I was actually surprised to find out how many companies are leasing or plan to lease apartments in some of the luxury apts coming up do...

They make their employees pay to park. Something like $50 or $60 a month, it might be more now. Some of their employees are downtown residents that walk to work but a lot of other ones commute in from Olathe, Blue Valley, Liberty, etc. If I know Olathe people, they like close parking, and a lot of it.

I was disappointed to read that article. I'm guessing this is a win for the KCMO SD parents? Nothing instead of something? Now the hold up on the convention hotel too. This stuff definitely gives pause to developers. Hope something other than a surface lot becomes of the building but who knows.

I think anyone that pays property taxes (both residential and personal) in downtown has skin in the game when it comes to TIF, regardless of whether or not they have children in the public school system. My wife and I own a condo downtown and paid fairly decent property taxes in 2015 even with a 50%...
