Re: Plaza move-ins (ongoing)
Many employees go down Ward Parkway, left onto Broadway, and left onto 47th, right into garage. It also pushes traffic going to other offices along 47th to use left turns only, coming from Madison, going right onto 47th, otherwise, you are going around the plaza and coming back West down 47th to ma...

Re: Plaza move-ins (ongoing)
Big issue is going to be office/hotel tenants along 47th and Hospital/Broadway. There are about 1,000 employees in Valencia place alone and the only way to easily access the employee parking part of the garage is via 47th going West, otherwise, you are going to W 46th Terrace and down 3 stories of p...

Re: OFFICIAL - Wallstreet Tower (formerly US Bank Tower)
There is no problem right now. Per the last post we've known about the issues for sometime and the city has been aware too but since there was a complaint filed they had to act. The city came out, we failed inspection, but not because the columns are unsafe per the fire department and city. It was r...

Re: OFFICIAL - Wallstreet Tower (formerly US Bank Tower)
Lived at WST from 2014 - 2017 and have been renting my unit there ever since. I remember the engineering study and a potential need to do some work at some point in the future, study said the columns were fine, would need maintenance like all things that get old, and the fluid levels would need to m...

Re: OFFICIAL: Wallstreet Tower ( was:US Bank Tower going condo)
We own a condo there but now live in the burbs, kids....however, yes it will be public and all 4 tower elevators go to the basement level. It was proposed by the original developer of WST. It will be a bistro style bar and restaurant with top-golf suites. Completion is anticipated in 3rd quarter of ...

Re: Plaza Residential Development
This development is fine IMO and is indicative of the corporate growth on the plaza over the last 10 years. Bear in mind that the Plaza supports a large, highly compensated, white collar workforce between law firms, medical, finance, and Lockton's World HQ. Lockton's growth over the last decade alon...

Re: Two Light - 14th & Grand
I actually think a business owner will rent the penthouse and write the rent off as a business expense. I've noted this before but a lot of the high end rentals coming on the market downtown are being picked up as executive style living for out of town employees and management.

Re: 14 Story apartment tower - Westport
Agree BrewCrew, Westport needs more residential density in and around it, goes a long way to reducing bad activity.

Re: Westside happenings
So did the residents on the South End just want nothing at all? The project seemed reasonable and an underground garage would've helped to alleviate parking problems, at least in theory. However, even on weekends I've never had an issue finding on the street parking. IDK, Westside has so much potent...

Re: Old Federal Reserve (925 Grand)
Flyingember, Don't disagree with you and I wouldn't expect that across the whole city, however, Crown Center seems like a logical place to keep clean of abundant bird feces, same with the central business district. Doesn't really hurt anything on a suburban or low density street area but, from all o...

Re: Old Federal Reserve (925 Grand)
Agreed on the pigeon poop. Was running through crown center, south on grand, and see they've done a good job cleaning up under the trees. That was really bad for a while, I'm surprised the city doesn't see it as a health issue more than anything and make a better effort to power wash the sidewalks.

Re: Status and future of the River Market area??
I like that they plan on using the space under the bridge. I run that trail a lot and it should be a nice amenity, always lots of dog walkers, and hopefully a sign that developers expect a continued residential build out along the riverfront.

Re: Brookfield Building
Property finally closed, purchased by the out of state developer in the article posted above. Based on the interview with the developer and broker the streetcar construction was the major impetus for this developer to get into the KC market. Plan is 113 room Indigo with 27 luxury apartments above. h...

My wife walked down yesterday and did a tour of the new hotel. She said it was really modern and the rooms were nice. Views looking North from the top floor were really nice as well according to her.

Having been a downtown resident for 5 years now I actually think this is the right fit for P&L. At the end of the day P&L is popular with people from grain valley, suburbanites coming down for a show after a long drive from Olathe, and other people from out of town who are here for a convent...

Re: At what point does DT become overbuilt with respect to Apartments
FWIW, I work in finance which puts me in front of executive management at a lot of companies around town. Inevitably the conversation of DT development comes up and I was actually surprised to find out how many companies are leasing or plan to lease apartments in some of the luxury apts coming up do...
