Most, if not all of them, are.

Have we seen any updated renderings that show the "jagged" panels removed?
It's hard to tell from the rendering above.

Re: Downtown Buildings with Activity

I don't know if this is a semi-regular occurrence, but there was some work being done this week on the Abnos-wreck at the NW corner of 10th & Oak. There are now large glass panels installed on parts of the large steel frame rooftop structure that I think is recent...and some god-awful terra cotta re...

Re: Hotel Bravo- 17th and Wyandotte

I mean the real alternative here is to start taxing greenland and parking lots more aggressively. I'm not sure anyone thinks we're there yet? I just wish the tif wasn't so damn long. Can't they make payments in lieu of taxes and make everyone happy here? No, in this instance you'd have to change st...

Re: Hotel Bravo- 17th and Wyandotte

I view this project as a reduction of current incentives. The current non-profit ownership of this land is effectively a 100% TIF which never expires. Anti-tax incentive fans should be jumping on this. If there is such market demand for this product, and they are so confident of that, then why can't...

is the market really saturated? A bunch of holiday inn express / hyatt house / indigos isn't really the same league as this hotel, at least how it's proposing itself.
The 5-star hotel market in KC is completely saturated. 0% occupancy rates currently!!

Re: KC metro growth and migration stats

The royals massively raised ticket prices. It's their own damn fault for falling attendance. They could easily lower ticket prices. Im not a royals fan but i went to at least 1 game every year, until 2015 when they jacked up prices because they could. The dynamic pricing they also added meant the f...

Re: Hotel Bravo- 17th and Wyandotte

What would you think of a development like the Marriot Courtyard being done on this lot? No incentives, fills the lot, and is pretty sizable It's not what we think. It's what the non-profit who owns the land thinks. If a developer came wanting to build a development like the Marriott Courtyard, the...

Re: Hotel Bravo- 17th and Wyandotte

This property is assessed today at $500k. They don't pay much in taxes today. They currently pay ZERO in property taxes bc they are exempt (501(c)(3)). I think this can be framed as an opportunity for putting a chunk of land back onto the property tax payroll. The owner is a non-profit, so they're ...

Re: Hotel Bravo- 17th and Wyandotte

I don't understand the problem with TIF here. PAC owns this land and it appears the land is 100% exempt from property taxes being assessed on it, according to the parcel viewer (if i am reading it correctly). So, zero dollars going to school district and library, and it's costing the owner nothing t...

some completely random comment on reddit the other day said the people behind parlor would be picking and managing the new tenants for city center square. not sure what this does for target rumors, or whether it's worth any more than i paid for it.
Not the people behind Parlor, from what I hear.

Re: City Center Square for sale

Food hall is a solid idea for the location but sure wish they would have found a way to face the street more. Getting rid of the street level gym and putting that downstairs for example. I would expect a more open space that addresses the street better than now. My memory is hazy but I think it was...

Re: City Center Square for sale

Yes, I can quash the Target in CCS rumor. I've spoken with someone connected with the redevelopment and it is planned to be a food hall concept. Escalators are going away and some type of stadium seating staircase (think Populous office in renovated Board of Trade) was described. Sounds like this w...

KCAI Liberal Arts Center

KCAI Liberal Arts Center breaks ground on Friday. Going in the empty lot at the NE corner of 44th & Oak. Designed by Hufft. Looks like a great addition! http://hufft.com/kcai-breaks-ground-on-new-center-for-art-history-liberal-arts-student-services/ http://hufft.com/wp-content/uploads/2019/04/488-19...
