I would vote this through. They're going to have to come back with something though because it's election season.

Start thinking of what they can offer to seem like a compromise because everyone will be against it as is.

Could we run 5 at once, or would separation become an issue? That's pushing the boundaries of our mixed traffic operation, but it's technically possible. I think comparing this to a courtyard down the street is pretty stupid. The ambassador and the courtyard have the same flag but completely different markets. My worry is just that they get the incentives and it's just a backdoor door for Hyatt to come in with a mini, subsidized convention hotel and...

Yeah, I also do not agree with incentives for affordable housing in most cases, such as in luxury residential projects. We don't have an affordable housing crisis in KCMO. And the Target mention was just an example, not necessarily something realistic. The point is that downtown has enough momentum...

As mentioned in another thread, downtown incentives from this point need to provide more direct public benefit methinks. I mean the real alternative here is to start taxing greenland and parking lots more aggressively.

I'm not sure anyone thinks we're there yet?

I just wish the tif wasn't so damn long. Can't they make payments in lieu of taxes and make everyone happy here?

I think it depends a bit on what goes into it architecturally and amenities. Also new construction. I'm actually torn on this. I think the pr and politics is bad but the project good. I also think that hotels are one thing that we're uniquely bad at talking about because we all live downtown so never use them.

There's a tendency to look at them all as a bunch, but you do need different flags at different levels.

I mean the ambassador, which I would consider one of the higher end hotels downtown, just expanded because they needed more capacity.

I know we are adding a ton of rooms downtown, but it was way under built for so long.

It's all been very impressive. Excited for the new streetcar.
