The kayak/marina is a great touch. Really nice renderings, I know the Longs are pretty rich but hope they got some other deep pocketed investors too so this comes to fruition.

I would just add that some, although a definite minority, neighborhoods of the "new urbanism" design incorporate alleyways. Beacon Hill, New Town at Harmony Independence, and Shoal Creek - Village come to mind.

Just cap that atrocious highway. East loop still will need work even if not in the east village. Imagine northland traffic exiting onto 670 merging across all lanes on to one flyover. We don’t need more lanes, just better exits and reduce choke points.

I'm still happy that the stadium is going downtown at least. The demolition of the existing buildings is not great but also mostly are parking lots and low-rise structures. Hopefully, this means the surrounding surface parking lots will be developed quickly.

If sporting starts playing poorly, I think there is a good chance their attendance drops like a rock and they will quickly go to the bottom tier of attendance. I think this is where location will hurt them, just like the Royals. Weekday attendance, drawing from a younger more urban demographic etc ...

It's .4 mile from EV to PNL. 10-minute walk. It's half the distance that people walk from Lot L to the stadiums. Road diet and beautify 12th st to PNL, close it completely on certain game days. FYI public opinion was weighted heavily towards direct I-35 connection. Not saying it’s right, but you can’t just hang everything MODOT (even though they deserve a lot of it).

We need a better system for review and approval of permits associated with structures over [X] years old without being overly burdensome and also having appropriate remedies and financial assistance to incentivize historical preservation. St Louis has a pretty robust historical review process.
