Re: Northland Population Growth

I've generally looked at ACTs as well in the past because it's one way to gauge schools on a common test. One big difference in Liberty's case is every kid in school takes the ACT whether or not he/she has any intention or not of going to college. So when you have that many additional kids taking th...

Re: Northland Population Growth

Unfortunately I don't have a BizJournal subscription, but I can at least get the gist of it from the first part. I'll be really interested to see how that turns out. Liberty is highly, highly motivated to grow residential. They really feel like they got left behind. It's probably been 4 years or so ...

Re: Northland Population Growth

What's the north/south population split now? That data is really hard to find. I spent entirely too much time on google trying to figure it out. Below is a post from another message board was the best I could find. Not sure how accurate it is, but I always thought KCMO north of the river was a litt...

Re: Northland Population Growth

Liberty is tentatively planning to build a 3rd high school in the next 5-10 years. The school district is growing around 300 students per year and that's with virtually all the growth coming in the Kansas City side of the district. Liberty actually has a couple new neighborhoods starting plus there'...

Northland Population Growth

KC metro growth http://www.kansascity.com/news/local/article141841529.html The Northland outgrew Johnson County for the first time I can remember. 5706 new people north of the rivers versus 5693 in Johnson County and that's with the Northland having only 58% of the population that JoCo does. Will be...

Re: Would you like to see the Royals move to a downtown stadium?

the city manager mentioned that "land banking discussions have started" for downtown baseball at this month's Downtowners luncheon (he was the speaker). "2033 will be here before you know it." just a hunch, but i think the north loop removal spot is probably their top choice sin...

Re: Liberty Commons

Louie's Wine Dive is also opening in a month or so. Not at all surprised about Gordman's. Dreadful store. Once was enough. I keep wondering if Natural Grocer's will make it. It is completely dead every time I've been there. Odd concept of a store. Grocer's is a bit of a misnomer since it is mostly ...

Re: Liberty Commons

Quite a bit of the shopping center is open now. I think Maurice's opened last week. Still some construction going on. Gordman's was a goner when they took out bankruptcy. No way anyone was buying a location that had not built up a clientele yet when they could have their pick of existing performing ...

Re: We need a new airport!!!

My understanding one of the challenges is that the city agreed to put the airport to a public vote so I don't know if they cal legally make the airport private or if they have to put it to a vote still? I do know there's been some focus groups on it and apparently the focus group still believes the ...

Re: We need a new airport!!!

I thought some would find this Saturday picture from Justin Meyer interesting. The line is back further than you can even see. The luggage check is almost completely blocking the walk way.

Re: We need a new airport!!!

Airport design - it was inside the gate. Where do you propose they put people that they're not? Is there some space they're not making available to the public just to make everyone uncomfortable? That's what you're insinuating. After 9/11, security increased which limited space inside the gate compa...

Re: We need a new airport!!!

Good stuff - thanks for sharing. My wife flew out on Frontier yesterday afternoon and said the airport was the worst she's ever seen it. She felt like she was in a cattle pen - no where to sit, couldn't walk without bumping into people, and it took her a great deal of time to find her friend that ha...

Re: We need a new airport!!!

You're exactly right. The biggest problem with some of the KC residents I talk to is they literally don't care about KC growing or moving forward. That's a big part of the problem when you have a huge chunk of people that just refuse to move forward. The business community is big time in favor of a ...

Re: We need a new airport!!!

All the highest rated airports in KC's class size are single terminal airports. Being a single terminal doesn't preclude an airport from being easy to use. Most people just think of the biggest, busiest airports as airports they dislike and somehow they associate that with a single terminal. I have ...

Correct sorry, should have clarified. The intent and the very early stages of planning I can 100% confirm. I guess no one can really predict if it will get built unless you've got the ability to predict the future market/economy. Could you share any details about 3 or 4 light? Still working on the ...

Re: California tech firm will move HQ, create 300 jobs in downtown KC

Interesting comment from the President of the Orange County Business Council. I think the only reason places like Orange County have been able to get by is because so many of their homeowners got a windfall from when their homes appreciated, but they're now figuring out their market is at a major di...

Re: OFFICIAL - 909 Walnut

I looked at units there when they first opened. They had a 'rent-to-buy' feature where you go X% or $X knocked off of the price of buying a unit based on each month you rented. If that was still in place it would be a great enticement for a long-term renter to buy. I looked at it too except I thoug...

Re: We need a new airport!!!

I don't know if the JD Power survey was discussed earlier or not (probably was), but I find it interesting that KCI is rated one of the worst airports in our peer set (mid-size airports), but if KCI were a large airport, we would be one of the higher rated airports (9th). http://www.jdpower.com/pres...

Re: Unlocking Crossroads surface lots

One negative effect of subsidies is often overlooked. And that is it's affect on surrounding businesses and owners. If I can receive a subsidy than can give me the ability to lower the rents I charge then that puts others at a disadvantage. Of course those other owners can seek their own subsidies ...
