Re: Fixing the KC Zoo (ongoing)

I'd love to know if the zoo have ever re-polled JoCo about joining the district. Anecdotally, most of the JoCo folks I know have a vastly different view of the zoo than they did when the district was formed. I think it could potentially pass now. Surely that would provide a major funding boost for t...

Re: 1800 Walnut

These design documents don't do a great job of displaying the ramping in the garage. It appears to me that adding retail in the space you suggest would require removing the ramp in the garage. The garage is so compressed that it appears there are no logical additional spaces to add retail. It appea...

Re: 1800 Walnut

Active frontage would qualify as habitable space for people with that's visible with either glazing or open-air. So lobbies, offices with clear windows, retail, patios, etc, would all work. IMO, just reclaiming this small portion of the garage would do wonders for activation: https://i.imgur.com/tUn...

Re: 1800 Walnut

Looks nice but that Walnut design is god awful, there should be activation along at least 50% of the streetfront. If it's left as is, coupled with the Corrigan garage, Walnut will be dead through there.

Re: Downtown Buildings with Activity

I almost feel like the person responsible for demolition permits should be an elected position, on the ballot for everyone to vote for/against. They almost have as much power for the future direction of the city than a council person. That'd probably create more problems than it'd solve. I could ea...

Re: Capping the Loop

You have to wonder if there are already discussions to do something else with the baltimore/wyandotte block. If they're saying Lowes would be an equity partner, you would think they'd want that block covered.

Is there anything in the remaining theater space at Crown Center? That'd be a relatively cost effective takeover.

Name me one developer who cares about non-wealthy people! You were the one alluding to this not being true with Nichols. Most developer just aim to build something as cheaply can, cramming as many units into the property as possible. My point is that Nichols developed the area for aesthetics. The h...

Re: Plaza move-ins (ongoing)

The thing is, The Plaza is/was so great because the developer had a clear vision. He really cared about well-to-do white people and how his development looks and functioned. He also had a ton of pride for his developments and for KC. FTFY Racism aside, he really was a great developer with a great v...

Which Plaza stall is big enough for a Kohl's?
The other half of Cinemark, post-Nordstroms, would be. That said, I have a hard time believing Kohl's is coming.

Re: Plaza move-ins (ongoing)

I wouldn’t be too critical. The Plaza might shuttered in the next decade at this rate. And a freaking pharmacy isn’t the silver bullet. It's the plaza; if it's shuttered in a decade, then we're likely in the end times. It's a shame for the urban core to lose unique retailers, but get a grip. ^This ...

Gap is no longer moving to a different space - the plans 'fell through' due to lease negotiations not working out. Something doesn't sound right - the relocation had been communicated for months and at the last minute falls apart because they couldn't agree on a lease? https://www.kshb.com/news/loc...

Re: 50s/Main development

The H2 in the civil title is likely for Home2 Suites. So this thing is a dual brand like the Res Inn/Courtyard downtown. That would nullify it being a straight proto like shown above. I'd expect it to be something that melds architectural elements of both brands, likely with a fair amount of materia...

Has it been stated anywhere what the operational difference of shared center-running vs a dedicated lane from 30th to Cleaver? While seeing shared travel makes me apprehensive, after further thought I'm not sure how much is gained by giving a dedicated lane vs shared center through there. If anythin...

No. I'm approaching this from a different perspective than you. You are trying to see how a private company can maximize their investment by taking advantage of contract language and leveraging future projects. Thats fine. I'm trying to see how my tax dollars can best be put to use by taking advant...

Re: Capping the Loop

Here is what i don't understand. People say, why not let the city fund the garages in exchange for cordish paying for the cap or some portion of the cap. Even if the new, lower estimate is correct, the cap costs $140 million. How much of that is Cordish will to pay for? $1million? That gets us nowh...

It sounds like cordish knows that they're going to have to find a significant part of this. I'm both thankful and nervous at the same time. How do you reach the conclusion that Cordish will contribute anything to this? they are not even funding parking garages physically attached their buildings. T...
