No more car holes on 47th!
Yeah, I see how that looks like a driveway in the rendering, but those are steps.

Re: Plaza move-ins (ongoing)

According to a Business Journal article on endangered buildings the Christian Scientist church is to be torn down and replaced with a 13 story office tower. Would be a loss for the human scale along 47th and create a blocky wall on the north side. I noticed HKC had applied for historic designation ...

Re: Light Rail Systems And Routes In Other Cities

The roll out of the St Louis Loop Trolley really has been a shit show. After years of delays, they finally had the ribbon cutting ceremony yesterday, but couldn't start service due to snow (I guess that part was just bad luck). Service started today, but only with two cars running a shortened route ...

Re: Various restaurants coming to City

That name comes off as cheesy, but hopefully the food won't be as Anglicized. It would be good to have a Mexican chicken option a little closer. I'm not sure why some of the KCK/Independence Ave Mexican joints don't look at expanding into more gringo neighborhoods. I think if some place like El Poll...

Re: OFFICIAL - The Gallerie (27th & Gillham)

The townhomes are now being marketed. August 2019 completion date. It looks like they are all listed at $395k for 3 bed, 3 bath, 1,549 sq ft. https://matrixmedia.heartlandmls.com/mediaserver/GetMedia.ashx?Key=42559053&TableID=1&Type=1&Size=9&exk=73953045b6c43633732c0f2772c19cad&Number=2 https://matr...

Re: Plaza move-ins (ongoing)

For the most part, those lots are pretty narrow. I think they may have to get variances to even build back a single family home. They would have to be be townhouses to increase the density, and even then, fitting three on two lots might be tough.

Re: Plaza move-ins (ongoing)

I guess it is safe to assume these will all be tear downs since these will be between 44th and 45th. There are a fair number of vacant lots north of 44th that Westport Today owns. I wonder if they have plans for those yet. Those seem better suited for multi-family or mixed-use. With 30 homes being b...

Re: Renovations of apartment buildings along Armour Blvd.

I assume it will be brick veneer. It seems that is all anyone uses anymore, due to costs.

It seems like that can look hit or miss. When it is done well, it can be hard to tell a difference.

Re: Hotel Bravo- 17th and Wyandotte

The following is on the agenda for the TIF Commission's meeting tomorrow. I don't see any indication of the what the project might be, but I am guessing it is the Hotel Bravo. Or, is there another project in the works in the Performing Arts District TIF area? Proposed Performing Arts District TIF Pl...

Menlo Inc, the recently founded parent company for k12itc, a fast growing tech company based in the Northland, is looking to move to 2110 Grand. They currently have 45 employees and are planning to grow to 60 within a year. They are seeking a tax abatement. Here is the building: https://www.loopnet....

Re: KC metro growth and migration stats

There's no residency requirement to use it Colorado. Can't see why there would be one for a prescription in Missouri. Recreational is a different ballgame from medical. You need to have a card issued for medical and I think it is safe to assume there would be a residency requirement. It's only goin...

Re: KC metro growth and migration stats

It will be interesting to see if the passage of medical marijuana has an impact on the population growth in MO vs KS. I don't think it will have a massive effect, but I imagine it could be a deciding factor for some people. Do we know if there is a residency requirement for a prescription/card? Or c...

Re: Muehlebach Hotel / KC Club Project

It does look like the office portion is being expanded. The original info called for 70,000 sq ft and they are now saying 100,000.

I wonder if the building would still have a similar design and how many stories it might be now.

Re: Plaza move-ins (ongoing)

Are you just doing random compassKC searches? It seems to me that once they rolled out compass, the city did away with the development map (at least from the attachment standpoint). What I will usually do is go to Compass every few days and do a search of plans submitted in the last few days. There...

Re: Plaza move-ins (ongoing)

Where are these plans loaded to? CompassKC? Yep. While others don't think the location warrants a faux-Spanish motif, I think it does. Even though the current building where Cinemark is missed the mark, at least an attempt was made to prevent the building from being utilitarian. I am more concerned...

Re: Plaza move-ins (ongoing)

Plans for the Nordstrom have been submitted. It does involved demoing the eastern portion of the garage and Cinemark building. The architecture doesn't have any Spanish elements or nods to the Plaza architectural style. I'm sure the Save the Plaza folks won't be pleased. If they are demoing and buil...

Re: Beacon Hill

Is Beacon Hill finally making the jump across 71? It looks like they have been gearing up for this for a while. There have been some recent revisions to the Beacon Hill master plan for the section north of 71. Also, there is a new submittal on Compass for a multi-unit building at 2737 Forest. I don...
