Re: Troost developments

I tuned into KCUR yesterday in the middle of a sponsor message for some organization related to Troost. The message was about "bringing people together" or "bridging the divide" on Troost, or something like that. I missed the name of the group (tuned in too late). They did give a...

Re: Longfellow development

Yeah, it would be sad to loose. I know there are a ton of similar six-plexes in KC, but this one has a few unique touches that make it special. I didn't notice the name on it before. It's interesting because there is a nearby apartment building on Harrison off 31st that was called The Narcissist. I ...

Re: Renovations of apartment buildings along Armour Blvd.

It's not clear what is going to happen with that building now. The MAC project seemed like it was it's most realistic shot at redevelopment. You might have better details since you seem to have a lot of info on this project, but I heard some ridiculous numbers about Abnos' demands for the buildings...

Re: Longfellow development

2805 Gillham is under contract. This is the old six-plex flanked by some vacant lots. The owner would sell outright but was also looking to explore a joint-venture development with the new purchaser. They had a concept drawn up by El Dorado that involved demoing the six-plex and replacing it with a ...

Re: BMA Building

That is ridiculous. One Park Place has a permanent easement on parking in the garage. It would only affect the east units view of the east (which is not the great view). The conceptual renderings show a fairly low rise building that wouldn't impact many views. Although, I'm not too surprised. I thin...

Re: Renovations of apartment buildings along Armour Blvd.

The buildings on the NE corner have been vacated for a little while now. The plan had been for MAC to have control of the properties by the beginning of the year, and it looks like that has happened (sans the Abnos owned hotel building, which they are moving ahead without). They said they would go a...

It looks like the garage/development site was put up for auction in mid December with a starting bid of $750,000. I don't know if it sold:

Re: Are apartment rental costs too high downtown?

Apartment rental costs in Downtown are still considerably higher than Overland Park. The average 2 bed in Downtown is over $1,900, (vs $1,170 in OP), according this site:

Re: Downtown Buildings with Activity

be wary. garage first! That was my concern, especially with no start date for phase 2 listed. At least they are thinking garage retail but yeah is phase 2 residential really intended. Will they follow through. Who is the developer? The retail is phase 2. Phase 1 is only garage. I get that it is on ...

Re: We need a new airport!!!

There is a World Cup in KC thread where all of this should probably be moved, but here are my thoughts: I think KC has a legit shot at being a host city, but is nowhere near a lock. I'd guess around a 25% chance. The big advantage KC has is a natural grass stadium. Artificial turf is a no-go for Wor...

Re: Martini Corner near 31st/Gilham

I'm surprised food trucks don't set up in this area. I think it would be successful just setting it up around dinnertime I think food trucks should set up in more areas around Midtown. I haven't been yet, but I have heard there is a crepe food truck that sometimes sets up in Gillham Park and does g...

Word from Epoch is that they are still working on a few options for 31 Levy - scaling back number of apartments and adding more creative space. They are working on finding an acceptable restaurant for the front.

Re: Midtown Area Apartment Boom

Updated the original post to add a few more projects. The Colonnades at Beacon Hill have a new owner and work has resumed: 30 units. I also added a few smaller projects: Crown Legacy Point, a 6 unit building by the Plaza, 3 new duplexes in Hyde Park with 3-bed units, and the rehab of the two long-va...

I noticed some work going on at the gravel lot on the NE corner of 51st and Main. It was dark when I went by so I couldn't get a sense of what was happening. Anyone know? I'm afraid it may just be a parking lot.

Re: Downtown St. Louis looking to build MLS stadium

Detroit is a top 15 media market, would think they'd get it if also a strong owner. And would've expected San Antonio over Nashville with Nashville not having much of a Latino population, which is a major MLS fan segment. Detroit's stadium plan didn't come together, so their proposal was to play at...

Re: Downtown St. Louis looking to build MLS stadium

Nashville really came up from the back of the pack when they had a strong stadium plan and ownership group emerge. It is down to Sacramento or Cincinnati for the second spot. Detroit doesn't have a shot. The announcement on the 2nd team is expected to be delayed a bit, after the new year. It looks l...

Re: Midtown Area Apartment Boom

Do you mean the vacant lot on the NE corner of 44th and Oak? The NW corner of 45th and Oak is campus building. https://tinyurl.com/ycdyys88 No, I mean the campus building at 45th and Oak which appears to be a former residence. That building from the BNIM plan is described as an academic building, n...
