Re: 1800 Walnut

I don't understand the question. Build more structured parking and agree to a cheap lease/easement for the owners of a surface lot, if they agree to sell. I think some of the owners of these surface lots wouldn't sell/develop unless they can have replacement for their parking (if the parking lot is ...

Re: 1800 Walnut

prolong the existence of our parking lot hellscape I would like to see maybe 1 more level added to the parking garage to replace one of the nearby surface lots and free it up for development. Maybe this could be a stipulation for the tax abatement. I wish that more structured parking wasn't the onl...

I believe that would be the Quinlan Place apartments. Part of the Paseo Gateway redevelopment.

Re: Phase 2 streetcar to UMKC

There won't be any midtown riff raff to worry about anymore. The streetcar generated gentrification will drive them out. Midtown will no longer be a great supply of affordable housing. The affordable housing crisis in this city is going to come to a head here. I imagine it will be many years before...

Re: Misc Crossroads News

So it appears that something may be happening in the W 17th St. TIF area. For agenda the PZED Committee meeting tomorrow, under "Held In Committee", there is an item as follows: "Approving and designating Redevelopment Project A of the W. 17th Street Tax Increment Financing Plan as a ...

Re: Renovations of apartment buildings along Armour Blvd.

It seems like MAC has pretty well tapped out that stretch of Armour. All the remaining buildings have been rehabbed and now most empty lots are getting filled. I’m curious where they expand to next. That depends on if they are going to continue with new construction, or look for more historic build...

Re: Renovations of apartment buildings along Armour Blvd.

The CPC hearing for this project is happening this morning. I noticed a few changes in the staff reports. It looks like they reduced their recommended parking ratio for Armour and Troost to .5 (Armour and Cherry is still .7). MAC has increased the ratio to .5, so that is encouraging, if CPC follows ...

Re: Status and future of the River Market area??

The parking lots on the SE corner of 3rd and Oak (2 lots with vacant land between) have a hearing at the CPC tomorrow. Apparently, they did not have the necessary special use permit for non-accessory parking. The staff is recommending the permit not be approved, so hopefully the owner will end up se...

Re: 50s/Main development

The hotel project is going to CPC tomorrow and there are renderings as part of the staff report.

It is indeed a Hilton Home2 Suites and Tru combo. The design looks more like Home2 Suites than Tru.

Re: UMKC Conservatory of Music considers move to downtown

I can't imagine how even an expanded version of the 3rd shell could fill all the needs of the Conservatory, even without including the theater department. If the original campus location were used, the 3rd shell could be a nice additional amenity, but I would think the extra expense might be prohibi...

Re: Renovations of apartment buildings along Armour Blvd.

Oh, there still will be parking complaints. I don't know if the meeting last night will have any impact. As far as I know, no one from the CPC was there. Quinton Lucas showed up towards the end and Justus and Shields sent their assistants, so I don't think the meeting will factor in very much. The o...

Re: Renovations of apartment buildings along Armour Blvd.

Yeah, it was definitely very hostile. People wouldn't even let MAC finish their presentation (which wasn't that long) before launching into lengthy rants.

There were some parking complaints, but it seems like most of the ire was directed toward gentrification/apartments being too expensive.

Re: KC metro growth and migration stats

Here is the link to estimates for all cities. It is also good to see that the growth in KC has been ramping up (although a bit of a plateau in 2017): 2012: 2,369 2013: 2,784 2014: 3,569 2015: 4,369 2016: 6,808 2017: 6,825 This increase correlates with an increase in overall growth in the metro and ...

Re: Renovations of apartment buildings along Armour Blvd.

The Abnos owned hotel building SE of the corner of Armour and Troost is currently on the market. The price is not being disclosed, but I'm guessing that they are still asking a ridiculous amount. If MAC isn't willing to pay Abnos what he wants, I doubt anyone will.

Re: Martini Corner near 31st/Gilham

Superior is a culprit because they have been holding numerous buildings and lots that are vacant. They have also torn down a few buildings. The buildings they do use are not well maintained and look ugly. I don't know how many jobs they provide, but with the massive amount of dead space they create,...
