Re: Troost developments

Well it looks like the Shoe Warehouse and the Apollo Theater are both slated to be medical marijuana businesses (pending license approval, I assume). The Shoe Warehouse is proposed to be an infused product manufacturer and the the theater is to be a dispensary. Those both seems like rather larger sp...

Re: medical marijuana

Here is a map plotting out all of the Missouri license applications. You can see there are a good number that weren't on my list of those who have applied for city permits. https://www.google.com/maps/d/u/0/viewer?mid=1bwxpSI4YMpepHmnCGK0e7F2HS0I80Ucz&ll=39.086605124489836%2C-94.36969234218748&z=11

Re: Troost developments

The last I heard, the general idea was to build on the street edge of Troost and 27th and put the parking in back, with access off of 27th. I think it would have worked without the extra parcel. It's a little frustrating that the redevelopment of both of the south corners got hung up on this other ...

Re: Would you like to see the Royals move to a downtown stadium?

Apparently, it is actually a written rule that the "desirably" orientation is East Northeast. I'm not sure how much that is enforced by MLB. It looks like all outdoor stadiums generally face east, although some face southeast or even south southeast. But facing west or southwest may be out of the qu...

Re: Muehlebach Hotel / KC Club Project

A new plan for the office portion has been submitted on Compass. It does look like it has grown. It is now 140k sq feet of office space. Looks like 7 (maybe 8 ) floors of offices instead of the original proposal of 4.

Re: Broadway

The law is written that there are to be a minimum of 24 dispensaries per congressional district. There are 3 districts in the metro, so there could potentially be 72 in the area, but KC south of the river would likely be restricted to 24 (and would probably receive less). The law only dictates the m...

Re: Renovations of apartment buildings along Armour Blvd.

I just wish the Boulevard Manor Hotel building could be pulled out of the fingers of the Abnos clan, and included in this development. Well it is still for sale. They listed it with a new broker not too long ago for $1.2M. Baseless speculation: maybe the reason for the delay in MAC releasing their ...

Re: Broadway

Well, since the state hasn't granted any licenses yet (AFAIK), it is all speculative. However, the cost of the application with the state is fairly hefty, so I don't think people would be doing that on a speculative whim. I assume the permit application with the city is much cheaper and easier. Coul...

It looks like the building to the north of Broadway Butcher has applied for a medical marijuana dispensary permit. It doesn't appear that Broadway Butcher would be moving there.

Re: medical marijuana

So, apparently, KCMO has been accepting permit applications for medical marijuana facilities for a little while now. As far as I know, the state hasn't issued any licenses yet, so I guess all of these are preemptive. If you search for marijuana in the description for permits on Compass, you get 136 ...

Re: Renovations of apartment buildings along Armour Blvd.

There was a PIEA Special Board Meeting conference call yesterday for issuing $80M in bonds for the Armour and Troost four corners project. I am a little surprised it is at that point since things have seemed to have gone quiet lately. I still haven't heard or seen anything about the revisions to the...

Re: Phase Three Streetcar Expansion

Does anyone have an idea on how much could be saved with the "trackless streetcar" trams? I get that is doesn't have the permanence of rails in the ground, but if you add in nice stops/stations with level boarding and potentially some areas of dedicated right-of-way, it would be less ephemeral than ...

Re: Crown Center: urban disaster, shining star, or in-between

But how many surface lots downtown have been on the market? (Honest question. I don't know the answer, but it doesn't seem like there have been surface lots along the line that just sit on the market). With these lots being on the market, I think it is inevitable that something will happen, but the ...
