Re: Urbanism and Pros and Cons of Gentrification
Hey! Not sure if this is the right place to post but I'm putting together a presentation about how KC has overbuilt low-density areas leading to massive detrimental long-term effects. I am currently struggling to find examples and data about the differences between dense and low density neighborhood...

Re: OFFICIAL - Loews Convention Hotel (formerly Hyatt)
Lots of progress on the site today....Concrete foundation going in on the south side of the project and two new Bay Cranes have popped up too. This thing should be vertical in a few months if not sooner. No way they start doing any kind of steel work in a few months. They have a solid 4-5 months le...

Re: Phase Three Streetcar Expansion
Couple Updates: I heard at a meeting today that an LR line from downtown KCMO to far down 71 highway (Harrisonville was mentioned) would only cost roughly $700m. Keep in mind that a single highway interchange costs roughly $500million. The ROW already exists and is gov. Owned so The only costs woul...

Re: KC area Transit master plan LIGHT RAIL OR BUST!
that makes a lot of sense. I personally would rather have public transit over a Google AI Highway.

Re: KC area Transit master plan LIGHT RAIL OR BUST!
I heard today that the Chamber of Commerce is looking at an "AI Superhighway" as part of their transit initiative. Anyone else here something about this?

Re: Phase Three Streetcar Expansion
71 Highway is a high traffic route with a preexisting transit ROW(the center median is built to handle BRT or Rail). TOD is still possible even though it is median running.

Re: Phase 2 streetcar to UMKC
Also on NPR, Gerend noted that lanes, stops, and fares are all up in the air at this point. He also noted that 39th street is the highest east-west bus route in the city. Hopefully, a route from the east side to KU Med on 39th is in our future. I don't like hearing that fares are up in the air. KC ...

Re: Phase 2 streetcar to UMKC
If dedicated lanes down main are used, is it possible to just lay down some good old gravel and wood or concrete ties instead of poured concrete? I assume that gravel and ties will be used within the CCROW way. This would also be super cool https://upload.wikimedia.org/wikipedia/commons/8/8d/CAF_Urb...

Re: Two Light - 14th & Grand
I note that neither you nor anyone else on the board complains that Cordish will take some 10-15 years to build out all of its development sites with premium high-rises. If the goal were to get rid of development sites as quickly as possible then clearly it would have been better for them to have b...

Re: Two Light - 14th & Grand
"Copaken is not really a company that builds ambitious things." They did Corrigan Station on spec, and Arterra is the only non-wood frame residential project downtown that wasn't massively subsidized (Cordish) or based on pie-in-the-sky cost estimates (2nd and Delaware). Sure they didn't ...

Re: Two Light - 14th & Grand
Honestly, there's not much that Copaken can do with that site right now. High-rise residential and hotel projects aren't viable when the city is giving substantial cash subsidies to competing projects nearby, and the office market is tepid at best. With a premium site like that it's better to wait ...

Re: Two Light - 14th & Grand
Incredible progress in a decade but still a lot of work to do. The new Lights will help fill in but I wonder when the other lots will be developed. Are any of them for sale? I’m convinced Copaken is sitting on that prime lot at 13th and Grand and have no serious intentions to build. After the light...

why does a stop have to be at Linwood over 31st? Is it due to a future streetcar route down Linwood?

The Reebok Ad would be a cool addition to 3 Light. I am pretty sure we would have to get their permission to use it though.

Re: Two Light - 14th & Grand
The murals look fine. It has been said before, but I'll say it again, the street level experience along the building was done very well. That was definitely the most important thing for me. I'm not as concerned about the wall of glass. Once all the landscaping goes in, it's going to look great. The...

I don't think our current cars are capable of being coupled together. I think a modification to the coupling system would be required.

Re: Black leaders seek to rename Paseo to MLK Blvd
Ideally they would choose a street that they feel is meaningful and white Kansas City would STFU and be ok with it. If it’s Paseo, then it’s Paseo. That name never made any sense anyway. Isn't the Paseo designed and named after the Paseo de Reforma in Mexico City. Additionally, why can't or shouldn...

Re: Two Light - 14th & Grand
It has been very hard to find details on the Market Tower Project whose renderings you posted. All I can find is that this projected was proposed in 2008, stalled, and then was massively redesigned in 2014. Also is down the street from Apples massive new office building. Not necessarily a fair examp...
