Re: 1900 Grand Blvd

It's ugly, which can hopefully be fixed with feedback but if it can help other projects get off the ground and develop other lots then great. And at least they understood putting retail around it. Hopefully they also design in a way to allow a building on top (and yes even a tall one if the 130' Xr...

Re: 20th and Walnut - Oddo Development

6 floors by 1/2 block should give us a whole lot more than just 100-130 units. I would guess closer to 250-400. City Club peaks at 6 floors with many lower sections plus and internal parking garage that takes up a significance amount of space. I agree - but the building doesn't span the whole block...

A major milestone downtown KC has reached is ability to build hotels with little to no parking needed as part of project, thanks partly due to Uber and streetcar.

Re: 20th and Walnut - Oddo Development

Based on the number of floors and area of this development, I'd estimate this project has about 100-130 units. KCDowntown 6 floors by 1/2 block should give us a whole lot more than just 100-130 units. I would guess closer to 250-400. City Club peaks at 6 floors with many lower sections plus and int...

Re: Bravicci Hotel Project - South of Crown Plaza Hotel

The Star had an article about concern KC being overbuilt back in April... https://www.kansascity.com/news/local/article229135804.html Indeed, there are signs that Kansas City’s hotel market has strengthened over the last several years. In 2007, Kansas City’s occupancy rate was 60.2%. The average da...

Re: Bravicci Hotel Project - South of Crown Plaza Hotel

About 10 years ago downtown KC only had something like 3500 rooms IIRC compared to 7K-10K with peers, certainly 15 years ago. How many rooms approaching now? I'm thinking maybe 7K-8K. KC metro has about 30K-35K rooms, which is quite a bit but we'll probably see the inventory continue to shift more ...

Agree there is a massive supply side issue on the horizon. There simply aren’t enough condos or office buildings being built. We need more people and more workers downtown.
We had a massive shortage and still continue to lag peer cities.

Bravicci Hotel Project - South of Crown Plaza Hotel

Bravicci LLC purchased the empty lot south of the Crown Plaza and the surface lot west of the KC Power and Light Building this summer. It appears they plan on building a new hotel. Per Securities and Exchange Commission documents relating to a loan Bravicci (borrower) took out in June. The Loan proc...

2). Same premise as No. 1, but the garage is being built to accommodate a new development on the same block, but west of the proposed garage -- across the alley were Farm to Market and Bearing Distributors are now. Those buildings are owned by the same entity. The proposed garage parcel appears to ...

Some more documents pertaining to the PIEA agenda item have been uploaded and it looks like this related to a development to the S and SE of the Hilton Home 2 Suites at 20th and Main. The proponent is 2020 Walnut LLC, which is the address of the Superior Moving and Storage warehouse building. They ...

Re: Sherman Williams seeking new World HQ

They'll pretend to be looking for an HQ with the threat of moving so they can milk the most possible from the local incentive teat before settling on something in the Cleveland area, playing offers from desperate cities off each other until they feel they can't possibly squeeze any more blood out o...

A W or similar hotel would be nice. Does 35 floors include garage? It may also end up being a “Live by Lowe’s” hotel which is a newer partnership with Cordish and Lowes. I’m not sure the convention center hotel is a conflict since they’re very different concepts and customers. Check out the one in ...

Hopefully designed in a way to accommodate a tall tower in the future. Zoning allows for a maximum 130' There is no development on the Assurant lot across Grand that could justify building a standalone garage like this. Have we learned nothing? The Assurant lot is zoned for up to ~1,000,000 SQFT of...
