Re: OFFICIAL - Strata (H&R Block's 2nd Tower)

I've read several articles in the past two years that say the large open-area work spaces are being found to reduce productivity, not increase it. There is too much noise, activity, and are too many forms of distraction. Employees are more productive and less stressed out if they have their own off...

Re: OFFICIAL - Strata (H&R Block's 2nd Tower)

Example Strata floor plans have been released. Floors vary from 11k-16k sqft each. (not sure if discussed previously) That seems way too small for a modern spec office space.

Re: City Center Square for sale

Since the new owner is doing extensive remodeling, maybe they could request to have the streetcar stop moved north of 12th st. I'm sure they'd love to have it on their doorstep and there is plenty of space to accommodate a shelter. Still unhappy there is no shelter at Metro Center southbound. Maybe...

Re: City Center Square for sale

Rumor: Mega-retailer Target will be fitting a small-format store in the former food court of City Center Square (first floor). Between the escalators and the back stairs. All of the food court restaurants/ walls/ fixtures to be removed. Jason's Deli, Domino's, and Starbucks to remain. Rumor from so...

Re: KCI Flight Schedule Adjustments

I am hoping its just for June because I have a Nonstop Boston flight on WN in October It is only because of the MAX issues, they should be back by then I would hope. June is gone for those flights and July is zeroed out but still showing. So I would think the August schedule would hold unless it ge...

No convention has ever said "were not coming because you have too many hotels"
Agreed. We are finally getting to the point that we are able to attract back the large groups that we lost in the late 90’s-2000’s.

Re: Hotel Overbuilding?

All up to the visitkc and hotel sales groups now. Their chess pieces are in place. We have a pretty low hotel cost they should be able to bring in some big dogs if they can overcome the traditional KC stereotypes. The article skirts around it but a few of the comments from Loews and VisitKC show th...

Re: KCMO Downtown Streetcar

They spend more annually on parking garage debt service (~$17 million last year!) than they spend on all of streetcar (~$10 million), including debt service and operations. At least the streetcar uses dedicated funding (TDD + 1/2-cent transit sales tax), while all of the parking debt service comes ...

Re: Hotel Overbuilding?

Kansas City will need to book 483,938 more reservations by 2020 just to keep its current occupancy rate steady. Or roughly 1,300 more rooms per night. This assumes that there is no increase in visitors next year or the year after. Quick hint, the number of visitors has been increasing and is projec...

Is there a law saying that a gas tax has to be put to a vote? Or does the state legislature just do it for political reasons?

I know politics is hard but our gas tax is stupidly low.
IIRC the gas tax (or part of it) is in the constitution.

Is there any estimate of how much tolls could bring in? I think that this project would be a good one to deliver under a P3.

Talked this week with a few people involved in the project. Does not sound like design has moved forward much/at all since the November announcement.

Re: Affordable Housing

How about reducing parking minimums for retail centers where many of the parking spaces are never used? There are many opportunities to create affordable housing near and around existing grocery stores, and shopping malls. This would allow seniors, disabled, and low-income residents to live near re...

The final loads for Iceland air have been posted to the BTS website now that the entire running schedule has been posted for 2018 Outbound: 66% Inbound 69% Total 67% 13,084 total passengers Those will probably need to improve this year. But they must have been okay with them if they are adding an e...

Re: Phase 2 streetcar to UMKC

I haven't looked at the design docs but are you sure the Pershing crossover isn't the existing switch? Yes. There is a new crossover in the Pershing intersection and then the existing crossover north of US Station. I see that now. Perhaps it replaces the existing switch? Haven’t they had issues wit...

Re: Phase 2 streetcar to UMKC

2. Crossovers are proposed for Main&Westport Road and Main&Pershing. I wonder what the reasoning is behind having Pershing crossover and existing switch back so close together? I haven't looked at the design docs but are you sure the Pershing crossover isn't the existing switch? Yes. There is a new...
