Re: 1532 Grand

Have we seen this done in the recent past? I know this used to be common with buildings but I can't remember a substantial addition of levels to a building since I've been paying attention. The most recent example I can think of are the 2 stories added to the top of 1721 Walnut - The Terrace on Wal...

1532 Grand

The building that houses the Belfry on Grand (1532 Grand) has a project plan on Compass adding 4 stories of residential to the top of the building. This project will add a total of 20 residential units. Looks nice too. An attachment is available on the permit that shows renderings. Permit on Compass...

Re: 20th and Walnut - Oddo Development

6 floors by 1/2 block should give us a whole lot more than just 100-130 units. I would guess closer to 250-400. City Club peaks at 6 floors with many lower sections plus and internal parking garage that takes up a significance amount of space. I agree - but the building doesn't span the whole block...

Re: 20th and Walnut - Oddo Development

Based on the number of floors and area of this development, I'd estimate this project has about 100-130 units.

Here's a link to a bigger version of the photo below.

From the looks of it on Google Streetview, it would replace the Farm To Market building and front the east side of the City Club Apartments project.

Re: Old KCPS HQ - 12th & McGee

The southern portion of the garage is in a different style, vaguely postmodern, so I doubt it's original and certainly wouldn't be part of a NHR listing. This part could easily be demolished for a new building with retail while still complimenting the older building. Yeah, the southern part of the ...

Re: Old KCPS HQ - 12th & McGee

Before you start - this post assumes that the building could only be saved as is, because of the use of historical tax credits. I don't have any love for this building and won't lose any sleep if this building is torn down. Obviously I'd take this building over a surface parking lot any day of the w...

Re: GO ROYALS!!!!!!!!!!!!!!!!!!

I view a downtown ballpark as a once in a lifetime opportunity, and one that our city needs to capitalize on. I understand some of the skepticism, but this is an opportunity to bring 21,000 people downtown 81 times a year(this is avg per game attendance since 2000), and show our city off on televisi...

Re: Would you like to see the Royals move to a downtown stadium?

Any location north or east of the CBD will not have downtown views. Pretty sure the stadium has to basically face northeast (when standing at home plate, facing the outfield) I looked at a bunch of newer ballparks on Google Maps... while NE-facing was most prevalent, there were stadiums that pointe...

A couple of permits were on Compass today for this project, both containing PDF attachments. Click on the attachment button on each permit to download them. The 2nd one has some new renderings from various vantage points around downtown. I couldn't find much new in either PDF. I didn't look that clo...

Re: OFFICIAL - City Club Apartments (former Midwest Hotel)

I know I've said this before but I am so bullish on downtown KC and this is my favorite project, hands down. CityClub will add 100s of new residents, ground floor retail, and it will help connect the developing parts of Xroads to the CBD, Crown Center, and beyond. You're talking about 1,000+ new re...

how many rooms? Based on the math for parking spaces on the architectural site plan drawing - I think there are ~130 rooms in the hotel. There are 43 parking spaces dedicated to the hotel portion Rooms 1-20 require 1 space per room (20 for Rooms 1-20) Room 21-40 require 1 space per 4 rooms (5 for R...

Earlier this year, the DT Council put out the 2019 Housing Report . I decided to take the information contained within and graph the population growth of DT and the different neighborhoods - RM, Loop, Crossroads, and Greater Downtown(everywhere else). Here are some assumptions that the graphs make: ...

Re: Crown Center: urban disaster, shining star, or in-between

I've heard that the HOA fees at SF Tower have a unconventional arrangement. The rates gradually increase as you get higher in the building and, I may be mistaken on this point, I'm pretty sure I remember hearing that empty units aren't required to pay HOA fees. The combination of this has resulted i...
